Mobile Home Policy For Placement
POLICY FOR PLACEMENT OF MOBILE HOMES IN WABASH COUNTY
AFTER VERIFICATION OF SEPTIC APPROVAL FOR MOBILE HOME
1 An approved "Special Exception" shall be required prior to the placement of any mobile home on any property not previously inhabited by a mobile home.
2 Cost for Special Exception will be $40.00
3 Submit drawing. Verify lot size / acreage, set backs, and building locations.
4 Owner of a mobile home that was in place prior to Ordinance 96- dated 10-15-1996 may replace it without special exception providing second mobile home meets all requirements
5 Come to Plan Commission Board Meeting with pictures of all 4 sides of actual trailer and request a "favorable recommendation" to continue.
6 Applicant will notify all property owners within 250 feet of the property trailer will be set on. Notification must be sent by certified mail/ with return receipt. Must also place in newspaper one time for public hearing. Add must appear at least 10 days prior to meeting.
7 Form 14 must be completed notarized and brought to meeting.
8 Mobile home must be minimum of 800 square feet
9 Mobile home must have a gable roof
10 All required setbacks must be followed according to Ordinances / Covenants for the lot in which trailer is to be placed.
11 Immediately upon placement, all wheels and hitch mechanism shall be removed from the mobile home.
12 All mobile homes shall be placed on a permanent foundation or equipped with a suitable perimeter enclosure.
13 Mobile home shall be anchored to the ground in accordance with One And Two Famil Dwelling Code Section A604 and Section A605.
14 Permit will be reviewed in 3 years or by Plan Commission recommendation.
15 RESTRICTIONS: Can not be a rental, Immediate family, No unlicensed vehicles park outside.
16 When replacing mobile home you must follow items 3,4,5, and 8 thru 17 then apply for a permit after receiving septic permit.
17 Old trailer must be removed from property when new trailer is set in.
TO MOVE A MOBILE HOME REQUIRES A PERMIT FROM THE WABASH COUNTY TREASURES OFFICE VERIFYING TAXES ARE CURRENT ON MOBILE HOME.
